Cherokee Redevelopment of Former Gates Factory

Design Workshop is shaping the vision for the redevelopment of the former Gates Rubber Company site (located south of Interstate-25 between Broadway and Santa Fe in central Denver) into a world-class urban village that maximizes its location, takes responsibility for integrating with existing neighborhoods and captures the benefits from light-rail transit. The opportunities created by the adjacent Regional Transportation District  light rail and bus station compel a transit-oriented approach to the planning and urban design of the former Gates site. The redevelopment also will reintroduce a community dynamic that has been absent from the site and serve as a catalyst to join the surrounding neighborhoods currently separated by this industrial barrier. The 50-acre site will be home to more than six million square feet of residential, office, retail, hotel and entertainment uses. Design Workshop is leading the planning efforts and coordinating the work of architects, engineers, historic-reuse consultants and media and political relations experts to create a project poised to become a national and international model for transit-oriented development, urban infill, brownfield redevelopment and sustainability.
