Riverfront ParkDenver, Colorado Client: Trillium Corporation Railroad mergers have resulted in many unique land development opportunities located within and adjacent to developed urban centers. Due to their previous industrial use, these sites require a thorough investigation of environmental conditions prior to redevelopment. The 60-acre Riverfront Park is located on the site of a former railyard, immediately adjacent to Denver's downtown core. On behalf of the Trillium Corporation, Design Workshop prepared a master plan for the property and gained entitlements for over six million square feet of residential, hotel, retail, office, and intermodal transportation uses. In order to prepare a master plan, PUD and design guidelines for the site. the firm managed an eighteen month long approval process that included the owner, the City of Denver planning staff and a 20-person citizen task force. Design Workshop was responsible for leading the due diligence, planning and entitlement efforts. We managed a team of consultants responsible for conducting environmental testing and determined the feasibility of placing multi-family residential buildings adjacent to an active railroad line located on the site.
